Dubai Handover Checklist: What to Confirm Before You Accept Keys

Handover is the highest-risk moment for missed issues. Use a structured checklist before acceptance so issues are logged while leverage is strongest.

1) Confirm access and handover timing

  • Confirm your orientation or handover date in writing.
  • Ensure full access to all rooms, balconies, and service areas.
  • Allow enough inspection time based on property size.

2) Check visible and functional items

  • Walls, ceilings, flooring, paint, joinery, and sealants.
  • Doors, windows, locks, hinges, and alignment.
  • MEP basics: AC operation, outlets, switches, drainage flow.

3) Document issues in a clear format

  • Use clear photos and exact location references.
  • Separate critical, major, and minor items.
  • Assign clear next action for each finding.
